My predicitons are going in the right direction. Apparently the market in the Doral-Hialeah-Miami Lakes area is recovering. Seller's should be feeling good. The price increased from $181 736 to $190 375. If the market continues this trend it will be changing into a seller's market in the near future. thought did happen.
The market moved from lasts week's sale average of $180,720 two weeks ago to an average of $181,736 last week to the actual value. This is an increase of 4.75% This is really good news for the sellers.
I think that it is still a good time to buy since the rent of a two bedroom apartment according to Trulia is between recommend buyers to buy since Trulia information says that the rent of a two bedroom apartment is between $1500 and $2000 a month despite the listing price has increased a little it is below the $200,000 and the interests are still on the low side.
the good news for sellers is that Miami is one of the cities with a higher foreclosure rate so I will recomend tha if you want to buy in the Miami Lakes Doral area you should no wait more. Buying time is now.

Why is Your House Not Selling?
I was recently reading a very interesting article about the multiple reasons a house will not sell. According with him the foremost reason was that the house the photos were less than impressive
According to the National Association of Realtors approximately 90% of the buyers start their search for their new home on the Internet. This forces you as a seller to obtain the best photos possible. Your property had better look fabulous in print. Not just nice, it has to look downright fantastic. Unless your house is able to pass the virtual showing on the Internet you will not get any appointment to see your property in person... Today's online viewers are expecting good quality photos (and lots of them...a picture from Google Maps... is completely unacceptable. Any listing above $100,000 requires that your agent stop procrastinating and earn their commission, a virtual tour, maybe even a floor plan, and they need to be high-quality, or don't bother.
Some agents will simply place the property on the MLS, and start praying. Is your property showing on all the places that buyers are searching (like ...(Trulia, Zillow, Craig's List, Google Base, You tube, etc...)? If not, you need to be, now! Don't try to be a secret, in today's electronic world. You want to be found, and the sooner the better. Require your agent to give you the correct service or tell do not bother you with a low quality service.
After that you should consider overpricing and other inconveniencies like the times your property is available to be shown. You need to look around with your agent so you see what is the price at which properties like yours are selling, (do not forget to see short sales and foreclosures your possible buyers are seeing them also.) Try to paint the house and work on the curb appeal and if possible remove all family photos or any other inconvenience like pets (Your beloved Rottweiler barking at them, or that beautiful 15 feet anaconda that you keep on one of the bedrooms), old carpets, etc. that will make your property less appealing to your customers.
Remember once you place your home on the market it stops being your home and becomes your selling asset. You want it to sell at the best price! So you need to hire those agents that will go the extra mile for you! Protect your interest as their own, because that is the way the wolves protect their family!

A friend of mine recently made a zoological comparison between some predators and realtors. He said that they acted as lone predators just as the crocodile. They go after their prey competing with each other in a way that makes their farming area look a little that the river or lake where the crocodile hunts.
