According to the National Association of Realtors approximately 90% of the buyers start their search for their new home on the Internet. This forces you as a seller to obtain the best photos possible. Your property had better look fabulous in print. Not just nice, it has to look downright fantastic. Unless your house is able to pass the virtual showing on the Internet you will not get any appointment to see your property in person... Today's online viewers are expecting good quality photos (and lots of them...a picture from Google Maps... is completely unacceptable. Any listing above $100,000 requires that your agent stop procrastinating and earn their commission, a virtual tour, maybe even a floor plan, and they need to be high-quality, or don't bother.
Some agents will simply place the property on the MLS, and start praying. Is your property showing on all the places that buyers are searching (like ...(Trulia, Zillow, Craig's List, Google Base, You tube, etc...)? If not, you need to be, now! Don't try to be a secret, in today's electronic world. You want to be found, and the sooner the better. Require your agent to give you the correct service or tell do not bother you with a low quality service.
After that you should consider overpricing and other inconveniencies like the times your property is available to be shown. You need to look around with your agent so you see what is the price at which properties like yours are selling, (do not forget to see short sales and foreclosures your possible buyers are seeing them also.) Try to paint the house and work on the curb appeal and if possible remove all family photos or any other inconvenience like pets (Your beloved Rottweiler barking at them, or that beautiful 15 feet anaconda that you keep on one of the bedrooms), old carpets, etc. that will make your property less appealing to your customers.
Remember once you place your home on the market it stops being your home and becomes your selling asset. You want it to sell at the best price! So you need to hire those agents that will go the extra mile for you! Protect your interest as their own, because that is the way the wolves protect their family!
